Rent vs Buy Calculator

Compare the long-term financial outcome of renting vs buying a home over your expected holding period.

Overview

About this calculator

Buying builds equity but ties up your down payment and adds maintenance costs; renting keeps you liquid but builds no equity. This projects both paths over your holding period - including what your down payment could have earned if invested instead - and shows which comes out ahead.

Frequently asked questions

What does 'Renting wins' actually mean here?

It means that, under your inputs, investing your down payment plus the monthly cash you'd save by renting (instead of paying EMI + maintenance) grows to a larger sum than the net equity you'd have in a home over the same period.

What assumptions does this make?

Maintenance is estimated as a percentage of the original purchase price per year, invested surplus compounds monthly at your entered return rate, and the comparison ignores income-tax benefits on home loan interest and rent deposits/brokerage - all of which can shift the real answer.

Which input matters most?

The assumed investment return rate and property appreciation rate usually swing the result the most - small changes to either can flip the verdict, so it's worth testing a few scenarios rather than trusting one run.
